Month-Over-Month – New Listings were up by +3.7%, the number of available Active Listings was up +6.3% and Listings Under Contract/Pending were down by -1.7%. This led to lowering the Pending Ratio by -1.6 points (Cooling Off) to 28.5%. In addition, Closed sales were down by -0.6% and when combined with higher inventory, led to increasing Months of Supply by +7.7% (+0.3 months) to 4.2 months, still a seller’s Market condition overall.
Year-Over-Year – New Listings were up +49.3%, Available Inventory was up +33.3% and listing in an Under Contract or Pending status were -22.6% lower than a year ago. Closed Sales were up +20.7% however, sellers received less of their Original Asking Price than they did a year ago with a S/OLP ratio of 96.7%, down by -1.1 points. Marketing time went up by +19.5% (+7 Days) to 46 Days overall while the percentage of sales that sold at or above the original asking price were down -3.7% to 32.0% overall.
Sales requiring Price Reductions were up +13.8 percentage points to 46.7% of all Closed Sales with the amount of the reduction up +2.0 points to -6.5% off the original list price. In addition, Failed Listings (Expired+Cancelled) were up +5.6 percentage points to 20.9% of all Finalized Listings compared to last year.

In the end and despite our continued Seller’s Market Condition, the Closed Median Sales Price moved lower, down -2.9% over last year to $437,000.
